We built the foundations for the first low-energy consuming house in Sofia, according to European standards and requirements for energy efficiency with energy passport and protocol tests for density.
The project is realized by Veda Asset, Bulgaria, in partnership with traditional manufacturer of passive and low-energy buildings Meiberger Holzbau, Austria.
The house is semi-detached. Made of wood, stone and natural materials with a total area of 400 sqm. It has two floors. The construction of the house is solid wood, in the section between slabs, stairs, and the roof. The surrounding walls of the house are made of wood and wood materials with insulation alpine technology. The foundation of the house was built by “Lirato Building” LTD. At this stage, the most important thing is to observe all sizes set by the constructor parameters and to perform quality heat and waterproofing of the foundation. The elements of the house are manufactured by Meiberger for 40 days. The house is built on the spot for five weeks by the Austrian team. External and internal frames are the high-quality combinations of aluminum and PVC, the doors are massive veneer manufactured entirely from Josko Windows & Doors, Austria. The outer insulation of the house is heraklit boards covered with treated by a special technology Siberian larch (Class A) in combination with lime-cement mortar. The facade is ventilated, and the floors of the house are all integrated systems – water, sewer, heating, cooling, and ventilation.
The heating and the cooling in a house are determined by heat pumps water-land by German manufacturer Viessmann Werke, which is connected with four boreholes, each 100 meters deep. The drillings were made in five days by the German company Baugrundsued. The finishing works are completed in two months by Austrian and Bulgarian teams. The house was built with comfort ventilation with fresh air, produced by the German company Wernig. Ventilation provides high-quality air, secured against emissions, allergic and asthmatic diseases independently for each family house. The Solar collectors by Viessmann Werke provide hot water. The roof is made of Austrian company Breitfuss on technology that requires no maintenance in operational period, with a final layer of white pebbles. The entrance to the property is from the east entrance to the house from the north Energy Center (Bramastan), which brings together by a central lobby both houses. The furnishing of the house is from renowned German manufacturer hülsta. The decoration, fabrics, and curtains are the brand by Laura Ashley.

There are four stages in the design and construction of energy efficient building in partnership Meiberger Holzbau and Veda Asset. The first stage: “Individual project for building” starts with filling out a checklist of the manufacturer, the customer determines their needs and desires. After signing the contract manufacturer produces a conceptual architectural design – a description of the architectural design of the house, functionally designed facade views. The approved conceptual design budgeted by the manufacturer. The budget covers plates, interior and exterior walls of the building roof. The budget at this stage includes foundation, installations, finishing, doors and windows, interior. The design was based on the approved preliminary project. It was held at a consultative meeting with the client to specify the terms of reference for the technical project, which includes the notion of client exterior, interior and technical solutions chosen for the engineering part of the project on the implementation of the building. The Technical project covers all parts and it is the basis for the issuance of a building permit and implementation of individual parts. Bulgarian designers in different parts checked for consistency with the Bulgarian standards and countersign. Once the client approves and signs the technical design, Meiberger Hozlbau and Veda Asset produce the full budget of the building in all parts and brought to the attention of the customer offer for the production of building and the terms of the deal with a draft contract.
The second stage in the design and construction of energy efficient building its production. Third stage started in parallel with the second and includes: preparation of detailed offers for other parts of the execution of the building (windows, doors system for controlled ventilation, heating and cooling, water supply and sewerage, kitchen, sanitary, electrical, furniture and decor) and negotiating with the client, according to best practices. At this stage seek opportunities for optimizations to the full budget of the building. The installation of the construction site and the transfer of the finished building the client is the last fourth stage of the design and construction of energy efficient buildings.
